Almost every flip we run is a fixed-price contract. Investors need predictable numbers — surprises kill deals. We only switch to T&M for unknowns behind walls, with written approval.

Can you work with my hard-money lender's draw schedule?

Absolutely. We've worked with most Massachusetts and Rhode Island hard-money and private lenders. We provide the documentation, photos, and invoices your lender needs to release each draw.

Do you do BRRRR rentals as well as flips?
